Life Sciences Manufacturing Powerhouse

In a significant boost to India’s life sciences footprint, Hyderabad has emerged as a top global hub for life sciences manufacturing and innovation, according to CBRE’s latest report, Global Life Sciences Atlas. The report identifies Hyderabad as a strategic epicentre within Asia-Pacific’s evolving life sciences ecosystem, underpinned by robust infrastructure, progressive policies, and a thriving base of biotech and pharmaceutical enterprises.

Record-Breaking Growth in Office Leasing

India witnessed its highest-ever office space leasing by life sciences firms in 2024, recording a remarkable 56% year-on-year increase, amounting to approximately 5.8 million square feet. Hyderabad played a pivotal role in this surge, reflecting its growing appeal as a preferred destination for pharmaceutical, biotech, and med-tech enterprises.

Genome Valley: The Nucleus of India’s Life Sciences Industry

A cornerstone of this growth is Hyderabad’s Genome Valley—India’s first and largest organised life sciences cluster. Hosting over 200 companies from 18 countries, the cluster is home to six of the top 10 global R&D companies. The region boasts the highest concentration of life sciences and med-tech incubators in the country, driving end-to-end innovation across drug discovery, clinical research, and large-scale pharmaceutical manufacturing.

Leading organisations such as Novartis, Bharat Biotech, Aurigene, Indian Immunologicals, Sai Life Sciences, Biological E, and Syngene continue to expand operations in Genome Valley, reinforcing its global stature.

Strategic Policy Support and Mega Projects Fuel Expansion

The Telangana Government’s Life Sciences Policy (2023–2028) is further accelerating Hyderabad’s growth through fiscal incentives, streamlined regulatory frameworks, and ready-to-deploy infrastructure. Mega initiatives like Hyderabad Pharma City—envisioned as the world’s largest integrated pharma manufacturing hub—and the Medical Devices Park are strengthening the city’s value proposition for investors.

Quoting the Industry Leaders

“Hyderabad’s rise as a global life sciences manufacturing hub reflects the growing maturity and competitiveness of India’s life sciences sector. The city’s robust infrastructure, progressive policies, and exceptional scientific talent have made it a preferred destination for global pharmaceutical and biotech firms. Genome Valley is a shining example of how strategic planning and public-private collaboration can create a thriving ecosystem for innovation and scale. As India’s life sciences industry gains unprecedented momentum, Hyderabad is at the heart of this transformation—its integrated clusters and visionary frameworks positioning Genome Valley among the world’s most dynamic life sciences hubs and signalling India’s readiness to lead the next phase of global life sciences growth.”Anshuman Magazine, Chairman & CEO – India, South-East Asia, Middle East & Africa, CBRE

“The increasing prominence of the life sciences industry is driving substantial real estate development on a global scale. The Asia-Pacific region is at the forefront of this trend, leading global life sciences construction activity. Notably, China currently exhibits the highest volume of ongoing laboratory construction worldwide, while India is establishing itself as a compelling hub for life sciences manufacturing. This underscores the robust growth trajectory of the life sciences sector in the region and suggests that strengthening demand dynamics will likely fuel further expansion in the coming years.” — Ada Choi, Head of Research – APAC, CBRE

Hyderabad’s Strategic Advantage in a Growing Global Landscape

CBRE’s report positions Hyderabad alongside key global markets such as Boston-Cambridge, the San Francisco Bay Area, Beijing, Shanghai, Cambridge (UK), and Greater Tokyo—all leading destinations for life sciences innovation and investment. Within the Asia-Pacific region, India stands out not only for its expanding R&D capabilities but also as a major player in manufacturing, exports, and vaccine production.

Currently, Hyderabad accounts for nearly one-third of India’s pharmaceutical production, one-fifth of its exports, and one-third of global vaccine output—clear indicators of its strategic value in the global life sciences supply chain.

Outlook: India Positioned for Decade of Life Sciences Leadership

With rising global demand, an ageing population, innovation-led growth, and strong foreign direct investment, India’s life sciences sector is on a fast track. Hyderabad is expected to remain at the forefront of this transformation, offering a robust ecosystem that supports everything from startup incubation to global-scale production.

As new life sciences clusters emerge and existing ones mature, Hyderabad’s integrated infrastructure, backed by policy and private sector collaboration, is setting a global benchmark for end-to-end life sciences excellence.

For stakeholders across India’s healthcare value chain, Hyderabad represents not just a destination, but a dynamic ecosystem where strategic investments, partnerships, and innovation can converge to drive global impact.
